When a client seeks a USA property with specific requirements but cannot find a suitable property on web-sites, the solution is Custom Sourcing from BPI.
It’s highly appropriate when a specific location is sought, for example in other parts of Florida beyond our current focus areas. One client sought a property close to one recently purchased by friends/family. In other instances, maybe the specification of the property has to fit personal preferences
The solution is to tap in to BPI knowledge, experience and expertise in the US Property and Investment markets and especially to exploit their trusted and professional partners in the US.
The starting point is a clear brief, covering:
- Type of Investment – High Yield, Capital Growth, Personal/Holiday use
- Location of the property – Holiday location, Growth areas, Long-term rental in City areas
- Size, Facilities, Garage, Pool
- Single Family Home, Condo, Multiple Occupancy Investment
- Cash or Finance
We would conduct searches and propose typical properties, initially to check the brief. Subsequently, clients will be offered a small number of property options.
Once a property is selected, deposits will be required to secure the property (though these would be refundable should the Home Inspection Report prove unsatisfactory).
All other BPI services will be available on these properties – selected partners in the fields of Attorney, Insurance Broker, Property Manager etc.
A deposit of 25% of our Sourcing and Tracking fee of £2200 will be required for all Custom Sourcing assignments.
